Step 1

Settle your loan

When your residential or investment loan settles with TFS, your loyalty journey begins automatically.

Step 2

Earn 70 credits upfront

You'll earn 70 TFS Credits for every $100,000 of settled loan amount, allocated upfront.

Step 3

Earn 20 credits annually

From the second year, earn an additional 20 credits per $100,000 of outstanding balance — pro-rata, monthly on the 12th.

Step 4

Clawback protection

Credits are temporarily locked during the lender clawback period (typically 18 months). They unlock automatically once that window ends.

Step 5

Two years to redeem

Once unlocked, you have 24 months to use your credits across hotels, flights, or — for Gold and Platinum — gifting.

Step 6

Redeem and enjoy

Browns Hotels, The Reveal Collection, Sri Lankan Airlines, lounge access — your loan starts giving back.
